Event Summary
Our team was engaged to carry out a comprehensive scope of variation works at a multi-residential property in Parkville. The project included roof flashing upgrades, timber and cladding repairs, roof painting, and the installation and certification of a compliant roof access safety system. All works were delivered in accordance with Australian Standards and site-specific engineering documentation.
Cause of Damages
- Superintendent request to replace upper roof capping tiles with barge flashing
- Timber deterioration and cladding damage identified during inspection
- Roof access system required to meet updated safety compliance standards
Works Completed
Roof Flashing & Painting
- Remove and salvage existing capping tiles
- Supply and install 171 m of new Colourbond barge flashing, storm seal, and Wakaflex flashing
- Pressure wash, prime, and respray roof tiles and parapet walls (1,070 m²) with two-coat seal
- Standard colour range selected by authorised personnel
Timber & Cladding Repairs – West Gate End
- Replace rotten 240×35 rough-sawn timber to car entry walls
- Install new cross beam flush to western brick wall face (121 m)
- Install new eaves quad (81 m) and safety height signage
- Replace damaged weatherboards (3.41 m) and install pressure flashing at junctions
- Seal, prepare, and paint all new timber work to match existing finishes
Roof Cladding – North Upper Face
- Replace rotten hardwood batten between windows (11 m)
- Install new TV aerial bracket and seal cable penetration
- Paint affected timber and cladding walls (up to 10 m²)
General Works
- Allowances for fall protection, scaffolding, supervision, and DBI insurance
- Full site clean-up and debris disposal, including waste transfer fees
Roof Safety System Installation & Certification
- Supply and install full roof access system including:
- 2x Adjustable Ladder Head Kits
- 2x Ladder Support Brackets
- 2x RL21 Mini Ladders with Grabrails and Landings
- 32x Timber / Roof Tile Mount Anchor Kits
- Portable ladder and support brackets for north side access
- Test and certify all height safety assets (AS.1891.4 / AS.1657)
- Tag each anchor point with dated certification
- Provide Certificate of Compliance valid for 12 months
Outcome
- All variation works completed to specification and compliance
- Roof safety system installed and certified
- Structural and aesthetic repairs delivered with high-quality finishes
- Site left clean, safe, and fully operational
